The community covers roughly 350 acres with around 800 home sites at completion, and it is one of the most location-driven plays in the city. Homes are predominantly new and recent construction in the $750,000 to $1.6M band, anchored by Toll Brothers, Highland Homes, and Darling Homes. Floor plans run 3,000 to 4,800 square feet on 60 to 75 foot lots, with executive level finishes including extensive trim, designer lighting packages, and three-car garages on most plans. Amenities include a resort pool, splash pad, fitness center, multiple parks, and a trail system that connects into a 30 acre community greenbelt. The lake at the center of the community is a real feature, not a cosmetic retention pond, with walking paths and pavilions arranged around it. Commute is the structural advantage. Under 15 minutes to most Legacy employers without leaving Frisco ISD zoning, which is a meaningful perk for executives whose kids are in Frisco schools but whose office is south of SH 121. Tollway access via Legacy is direct, and the Sam Rayburn Tollway puts DFW Airport about 20 to 25 minutes away. Property taxes typically land in the 2.0 to 2.3 percent range with HOA dues around $1,300 to $1,600 per year. There is no PID layered on the community, which gives Edgestone an all-in monthly carry advantage over some of the newer Frisco master plans further north.
