The community covers roughly 470 acres with around 800 homes at completion, and it stands out from anything else in Frisco for one reason: every home was reviewed against a strict Tuscan and Mediterranean architectural standard, which is why street scenes feel cohesive instead of patchwork. The amenity package is genuinely resort grade. There is a manned 24 hour gatehouse, a private clubhouse with a junior Olympic pool, a separate splash and family pool, lighted tennis courts, multiple stocked lakes with fountains, a fitness center, and a calendar of resident events run by a dedicated lifestyle director. The amenity dues are higher than most Frisco communities for that reason. Lots are larger than the Frisco norm, with most in the quarter acre to just under half acre range, and a meaningful set of perimeter lots backing greenbelt or water. Homes are predominantly custom built by names like Shaddock, Calais, Sandlin, and Toll Brothers Custom, with most landing between 4,000 and 7,500 square feet. Pricing runs from the high $800,000s for a smaller resale up past $3M for the lakefront custom estates. Buyer demographics skew toward C-suite executives, business owners, physicians, and professional athletes who want privacy and security without leaving Frisco ISD zoning. Several Dallas Cowboys and Stars players have called Newman Village home over the years, which is a function of the gated security setup and the proximity to The Star. Inventory is the constraint. Turnover is consistently low, and well prepared homes routinely trade in under 30 days. If Newman Village is on your list, plan to work the off market and coming soon channels actively.
